Altadena vs. Pasadena: Which Foothill Community Is Right for You?

A third-generation Pasadena native and longtime Altadena resident compares Altadena and Pasadena for homebuyers: the real differences in setting, housing, pace, and price, and how to figure out which one fits your life.


If you’re house hunting in the foothills, you’ve probably found yourself weighing Altadena against Pasadena. They sit right next to each other, people often lump them together, and yet they feel genuinely different to live in. As someone who grew up in Pasadena and has called Altadena home for years, let me give you an honest, side-by-side look… not a sales pitch.

The short version

There’s no universal winner here. The right choice depends on the life you’re picturing. In broad strokes: Altadena leans quieter, more tucked into nature, with lots of character homes and a strong independent streak. Pasadena offers the energy of a real city, with walkable districts, culture, and dining alongside beautiful historic neighborhoods. Both are wonderful. Let me help you figure out which one fits you.

What’s the biggest difference between them?

The single biggest structural difference is how they’re governed. Pasadena is an incorporated city with its own city government, services, and downtown. Altadena is an unincorporated community of Los Angeles County, so it doesn’t have its own city hall, and services like the sheriff and building permits run through the county. In everyday terms, that gives Altadena a slightly more independent, less buttoned-up feel, while Pasadena offers the structure and amenities of a full-fledged city. Neither is better. They’re just different in character.

Pasadena is a much larger and more varied market, spanning everything from condos to grand historic estates, so its pricing covers a far wider range and really depends on the specific neighborhood. Which one is right for you?

Rather than picking a “winner,” I walk buyers through a few honest questions:

  • What do you want your mornings to look like? Trailheads and quiet point toward Altadena. Walking to coffee and shops points toward Pasadena.
  • What kind of home speaks to you? Both have gorgeous historic character, but lot sizes, styles, and pricing vary between and within each.
  • How much do you value walkability versus space? This is often the real deciding factor.
  • What’s your budget, and what does it buy in each? The same number can get you different things a mile apart.
