How's the Altadena Housing Market Right Now? (Fall 2026 Update)

A third-generation Pasadena native and longtime Altadena resident breaks down the Altadena housing market in fall 2026: the latest prices, how fast homes are selling, what the numbers really mean, and what it means for buyers and sellers.

If you’re keeping an eye on Altadena real estate, you’re probably wondering the same thing a lot of people are right now: what’s the market actually doing? Here’s a straight, local read on the latest numbers and what they mean… not a sales pitch.

The short version

The Altadena market is still active and competitive. Homes are selling quickly and right around their asking price. The monthly median sale price has been bouncing around, which looks dramatic at a glance but mostly reflects which homes happened to sell each month, not a swing in what any one home is worth. Let me show you the real picture.

What’s the latest market data?

Here’s how the last three months have looked:

Altadena · ZIP 91001 Median sales price Median days active % of original price
July 2026 $1,610,000 19 100.0%
August 2026 $1,810,000 29 100.0%
September 2026 $1,266,500 21 100.6%

Source: local MLS market data. Two things jump out. First, the median price moves around a lot month to month. Second, through all of it, homes keep selling fast and at essentially their full asking price (even a hair above it in September). That second part is the real signal of a healthy, in-demand market.

Why did the median price drop in September?

This is the question I get most, so let me be clear: a lower median does not mean Altadena homes lost value. In a smaller market like ours, only so many homes sell each month, so the median mostly reflects the mix of what sold. If more modest or smaller homes close in a given month, the median dips, even if every individual home is holding or growing its value. September simply saw a different mix than August. The steadier signals, days on market and percent of asking received, tell the more reliable story.

What does this mean for buyers?

A few honest takeaways if you’re buying:

  • Demand is still real. Homes are selling in about three weeks and at full asking, so well-priced homes still move.
  • Preparation wins. Being pre-approved and ready to act is what helps you compete. I covered the full-cost picture in How Much Does It Cost to Buy a Home in Altadena in 2026?.
  • Don’t over-read a single month. One month’s median isn’t the whole story. Look at the specific home and recent comps for that street.

What does this mean for sellers?

If you’re thinking about selling, the picture is encouraging:

  • Buyers are active and serious. Sellers are getting essentially their full asking price.
  • Pricing right still matters most. The homes getting full price and quick sales are the ones priced well from day one. More on that in Selling Your Home in Altadena in 2026.
  • Your home is its own story. A town-wide median says little about your specific property. That takes a real, local look.

So is now a good time to buy or sell?

The honest answer: it depends on your situation, not on any single headline number. For buyers, demand is steady but homes aren’t flying off at any price, so prepared, well-advised buyers are in a solid spot. For sellers, strong demand and full-price sales make it an encouraging time to list, provided you price it right. Either way, the smart move is to look at your specific goals and the specific property, not just the monthly median.
